Terms and Conditions & House Rules – Location Rosas

1. Booking & Deposit

The booking becomes effective upon receipt of the deposit via secure online payment. It is subject to the submission of a valid ID and a signed rental agreement.

2. Cancellation Policy

  • Cancellation up to 30 days before arrival: full refund of the deposit.
  • Cancellation between 30 and 7 days before arrival: 50% refund of the deposit.
  • Cancellation less than 7 days before arrival: no refund.

3. Check-in / Check-out

  • Check-in: between 5:00 PM and 8:00 PM
  • Check-out: before 10:00 AM

4. House Rules

  • 🚭 No smoking: Smoking or vaping is strictly prohibited inside the apartment.
  • 🐾 Pets: Pets are not allowed, except certified assistance animals (legal obligation).
  • 🎉 Events & parties: Not allowed.
  • 📸 Commercial photography & filming: Prohibited without prior written permission.
  • 🔇 Quiet hours: Please respect quiet hours from 10:00 PM to 8:00 AM.
  • 👤 Guest limit: Limited to 6 people. Any additional unregistered guest may result in cancellation.

5. Housekeeping & Departure

Before leaving, please:

  • Clean the dishes
  • Empty the bins and dispose of trash properly
  • Strip the beds (if linen rented) and leave laundry at the entrance
  • Remove all food items from the fridge
  • Turn off lights, close windows, and return the keys

A cleaning fee (€95) is included, but basic tidiness is expected.

6. Security Deposit

A security deposit may be required upon arrival or by card pre-authorization. Any damage or breach of the rules may result in partial or full retention.

7. Data Protection (GDPR)

Your personal data (name, contact, ID) is only used for reservation purposes. It is never shared and is deleted after your stay.

8. Acceptance

By confirming your booking, you fully accept these Terms and Conditions and the House Rules.
